Intelligent Design Limited (IDL) is a design build firm that has a wide range of experience in the master planning, engineering,  design, and construction of distinctive commercial developments and custom residential homes.

Intelligent Design’s principal and qualifying agent is Joel Kagan, a licensed Certified General Contractor since 1983.   Mr. Kagan’s first project was to design and construct a unique three-story custom octagonal home located adjacent to the Manatee Pocket within close proximity to St. Lucie Inlet in Stuart, Florida.

Mr. Kagan advanced his reputation as an adept professional and project manager by overseeing a number of high profile projects and popular destination resort and theme park attractions throughout the United States, and overseas. He also served as Project Manager for various popular attractions with Universal Studios including Twister, Men in Black, The Revenge of the Mummy thrill rides and was Project Director for Jurassic Park and Shrek’s 4D Theater in Japan.

Mr. Kagan was motivated to form Intelligent Design, Ltd. In 2005 when he recognized that “green” was a generic term and many designers and builders had not approached this concept thoughtfully.  IDL would evaluate construction techniques, systems, and products then intelligently select designs when combined would provide a responsible energy efficient home for customers.

Currently, the IDL team has completed the planning and designing of 525 Lake Cove Pointe residence, a unique and exclusive property on the shoreline of Lake Apopka in Winter Garden, Florida.  The plans were conceptualized to creatively maximize the advantages of a waterfront lot while respecting the intrinsic qualities of the environment.  IDL worked closely with St. John’s Management District to ensure the home’s footprint and impact is consistent with the agencies objectives of conservation and protecting the waterways and lakes in Florida.

We are proud to announce that IDL has gained the pre-construction approval of St. John’s Management Water District for this project.  In addition, the residence will meet ENERGY STAR_® for Homes criteria & is registered with the United States Green Building Council and will meet LEED_® certification.
